MARKET INSIGHTS

Data courtesy NWMLS (as of April 2024)

The Puget Sound housing market is a wild ride – strong buyer demand meets limited inventory, and prices keep climbing. Here's a quick breakdown for our three main counties, using the latest available data from the Northwest Multiple Listing Service:

King County: King County, encompassing Seattle and Bellevue, remains the priciest of the three counties. Median home prices hit $875,000 in April, which is a 10.7% jump from last year.

Pierce County:  Looking for a slightly less intense ride? Pierce County offers a more wallet-friendly option, with a median price of $552,250 in April. That's still a 7.2% increase from last year, but it offers a more affordable entry point (especially for first-time home buyers).

Snohomish County: Another popular alternative to King County, Snohomish County boasts a median home price of $733,763 – a somewhat smoother ride with a 4.3% year-over-year increase.

The main dynamics affecting the market are rising interest rates, changing buyer preferences, and persistently low inventory. The result is fierce competition for properly priced properties and climbing home prices despite the higher interest rates.

LOCAL BUSINESS SPOTLIGHT

AANHPI Art Exhibit Opening Reception at Bellevue City Hall

In May, we celebrated Asian American, Native Hawaiian, and Pacific Islander Heritage (AANHPI) Month, and we were proud to be sponsors of an art exhibit at Bellevue City Hall presented by the City of Bellevue and MG2. The exhibit showcased the diverse talents and narratives of artists with AANHPI roots and connections to the Pacific Northwest. The art, curated by Mami Shimomura, ranged from traditional to contemporary expressions and displayed a series of colors, textures and stories that illuminated the unique cultural legacies and experiences of AANHPI peoples in the Northwest. The Opening Reception on May 8th featured Taiko drumming by Japan Creative Arts School of TAIKO (pictured above).

You can learn more about about the art presented at the exhibit here and the origins of AANHPI Month here.

June marks a time of vibrant celebration and reflection: Pride Month.

This month-long commemoration holds profound significance as it honors and uplifts the LGBTQ+ community. Recognizing their resilience, achievements, and the ongoing struggle for equality, June is a dedicated time when individuals, communities, and businesses come together to collectively foster the diversity, equity, inclusion, and belonging initiatives that promote acceptance and advocate for a more inclusive society.

A few gracious members of the Engel & Völkers network kindly agreed to tell us how they got into real estate, what their journeys have been like, where they would like to see the industry and world go, and their ideas on what we can do to get there. You can read their stories here.
