A Summer Market with More to Choose From
As we move into the heart of summer, the real estate market across King, Pierce, and Snohomish counties is experiencing a meaningful shift, perhaps the most meaningful since the pandemic. After years of low inventory and fast-paced sales, buyers are now seeing more choices, and sellers are adapting to a calmer, more deliberate market.
Inventory has climbed sharply since early spring. According to the Northwest Multiple Listing Service (NWMLS), active listings across on the NWMLS rose by about 41% year-over-year in May. King County saw an even larger increase of nearly 60%, while Snohomish County rose 64%. Pierce County also posted a strong double-digit gain in inventory. This is the most selection buyers have seen in years and marks a notable departure from the scarcity that defined recent seasons.
While supply has grown, buyer demand is rising more slowly. Homes are still selling, but at a more moderate pace. According to NWMLS data, days on market have increased notably over the past year. In King County, the average time on market rose to 22 days in May, up from 15 a year ago. Snohomish County increased from 14 to 24 days, and Pierce County from 20 to 30 days. As listings spend more time on the market, sellers are adjusting expectations, with pricing strategy and negotiation flexibility becoming more important in attracting qualified buyers.
Mortgage rates remain in the high 6% to 7% range as the Federal Reserve has held its policy rate steady. Buyers seem to be getting used to rates at this level. |

| Breaking it Down
Buyers may find that this summer offers a welcome balance. With more homes to consider and more time to make decisions, the current market rewards preparation and patience. While interest rates remain elevated, the improved selection and greater negotiating flexibility can help offset borrowing costs.
Sellers who approach the market with realistic pricing, strong presentation, and some flexibility are finding success. Homes that are priced and positioned well are attracting serious buyers, even in a more competitive listing environment. |
